Director of Acquisitions

Description:The Director of Acquisitions will be responsible for identifying, researching, underwriting and formally presenting multifamily acquisition opportunities to the Capital Committee for approval and preparing approved properties for acquisition.
Duties:•Responsible for identification, underwriting, presenting and executing the acquisition of value add multifamily property or portfolios and note purchase opportunities
•Identifies and researches new markets for multifamily property acquisitions
•Has a network of brokers, owners, public companies and key players in national multifamily real estate that he/she communicates with regularly and continues to develop new relationships
•Search for off market opportunities by identifying and meeting with property owners, financial institutions and loan servicers
•Negotiates purchase agreements and performs effective due diligence of property acquisitions
•Prepares comprehensive presentation materials that include exhibits of a property’s merits, financial underwriting, demographic analysis, market analysis and competitive product evaluation suitable for approval by the Capital Committee
•Completes and understands accurate financial proformas for all acquisition opportunities being analyzed
•Ability to coordinate a variety of outside consultants, including environmental, geotechnical, civil engineering, architectural and legal in preparation for acquisition
•Effectively works with in-house property management staff to evaluate achievable rental levels, expense comparables, capital needs and expense estimates for all acquisition and development opportunities being considered
•Responsible for understanding costs associated with development and acquisition, including physical construction costs, site development costs, pre-development costs and estimates
•Prepares reports, correspondence and other administrative paperwork in a timely, professional and accurate manner
•Ensures company policies, procedures and guidelines are complied with in a professional manner and are demonstrated in all oral and written communications
•Provides support for the development and acquisition activities of the President

Qualifications:•Minimum of five (5) years of experience in the area of multifamily commercial real estate with demonstrated experience and working knowledge of performing feasibility analysis, market evaluation, capital needs assessments, proforma and financial modeling
•Extensive knowledge and experience with Excel, Word and other business related software, including market research applications
